GreenShoots Real Estate is a Texas based development, acquisition and consulting firm focused on acquiring, developing and redeveloping sustainable properties in urban in-fill locations. Founded by J. Brandon Hancock, the company was created to take advantage of the fundamental shifts taking place in this country towards urban lifestyles, sustainable living and the realization that as we add to our population, there will be a need to revitalize our urban core to accommodate the increasing population.
GreenShoots Real Estate has experience with a diverse range of asset types including multifamily, hospitality, retail, office and mixed use. We look at development and acquisition opportunities from a view grounded in fiscal responsibility. We focus on controlling development or redevelopment costs, maximizing asset operational efficiencies and achieving the best rate of return for our debt and equity partners.
We continue to be at the forefront of utilizing federal, state and local subsidies, incentives and grants to pursue opportunities that other developers are unable to capitalize on using traditional debt and equity structures. These subsidies help us to explore areas that could not previously be redeveloped, and use sustainable technologies that would otherwise be too expensive to incorporate into our developments. These alternative funding streams allow us to give our investors access to new markets and fill financing gaps which lead to higher returns on their investments.

GreenShoots is built on the philosophy that it is not only important to create developments that provide exceptional returns four our investors, but it is imperative that our developments benefit the environment as well as the residents and communities we invest in. By creating a quality development that fits the context of the neighborhood and is environmentally sensitive, we can create extra value for our product. This mutually beneficial and tangible value as well as our focus on quality is what separate us from typical fee developers.
We also recognize that moving forward, municipalities will increasingly require green attributes as a part of the entitlement and permitting of new buildings. Whether this takes the shape of LEED certification or another governmental program, we intend to incorporate these technologies and processes into our new developments. We not only believe this is the right thing to do as stewards of the land, but it gives us a bottom line advantage and real NOI improvements over our peers when exiting the asset.

J Brandon Hancock - Founder and President
J Brandon Hancock founded GreenShoots Real Estate after helping develop more than US$200 million worth of multi family, hospitality, office and retail developments in Texas, Arizona and California.
Following his undergraduate studies at Southern Methodist University in Dallas TX, Mr. Hancock held the position of Land Acquisition Manager for a Dallas based homebuilder. He was subsequently recruited to the development team at AMLI Residential, where he remained with the company until moving to San Diego to attend graduate school. While attending the University of San Diego, Mr. Hancock worked as a Development Associate with Constellation Property Group, helping the recently formed company with hotel, condo and mixed use developments in California, Arizona and Texas. Upon returning to Texas, Mr. Hancock joined Criterion Development Partners where he was instrumental in helping the company pursue new opportunities in the Southwest and bring to market two new multifamily communities in Texas.
Mr. Hancock earned a Bachelor of Science in Economics and Finance from Southern Methodist University in Dallas, TX. He received his Master of Science in Real Estate from the Burnham-Moores Center for Real Estate at the University of San Diego.
Mr. Hancock is a member of the Urban Land Institute and is an active participant in the Young Leaders program for ULI North Texas. Mr. Hancock is also a member of the US Green Building Council North Texas Chapter.
Mr. Hancock resides in Dallas, TX and enjoys spending time with family, friends and loved ones. In his spare time his hobbies include exploring the Dallas arts and culture scene, exercising outdoors, and supporting his alma mater SMU in Football and Basketball.
